Exterior Maintenance

Provide at least six to eight inches of clearance between the ground and wood frame members or wall cladding. Maintain proper grading. The grade of land should slope away from the home at least one inch per foot for five or six feet.

Check for loose, damaged or missing areas. Do repairs as needed.

Check for peeling paint, worn surfaces and imperfections. Try to determine the cause, take proper action as needed. Consider apply a protective coating as needed.

Check for stains or discolouration. determine cause, take proper action as needed.

Check for cracks and holes in the exterior wall. Do repairs to holes and large cracks as needed. Seal or caulk minor holes and cracks.

Check head flashing for doors for loose, damaged or missing areas. Do repairs as needed. Doors should have flashing where the distance between the top of door and soffit is more than one quarter of the distance of the soffit overhang. Install flashing as needed or consider caulking/sealing around door openings. The flashing should extend past the opening on both sides usually with one piece of flashing.

Check for window head flashing for loose, damaged or missing areas. Glass blocks should have sill flashing, check for loose, damaged or missing areas. Do repairs as needed. Windows should have flashing where the distance between the top of window and soffit is more than one quarter of the distance of the soffit overhang. Install flashing as needed or consider caulking/sealing around window openings. The flashing should extend past the opening on both sides usually with one piece of flashing.

Check for loose, damaged or missing flashed areas where wall cladding intersections do not overlap each other. Do repairs as needed. Install flashing as needed or consider caulking/sealing at wall intersections.

Check for loose, damaged or missing flashed areas on the roof/wall intersections. Do repairs as needed. Install flashing as needed or consider caulking/sealing intersection. Installing flashing as needed or caulk/seal as needed to prevent water seepage into the wall cavity or interior walls.
